In addition to our specialism within commercial and residential portfolio management, we can also offer advice and options for letting services, or help you to expand your current portfolio by adding new investment properties.

MANAGEMENT FEES

  • Managed let fee (excluding rent collection) – starting at 8% of agreed rental price

  • Initial administration set up fee – £120 to include arranging the Inventory, EPC, Floor plan, and the supervision of any building contractor works if required. Costs payable to our contractor.

NON-MANAGED FEES

  • Non-manage let fee £420.00 minimum or half the first months rent, if the rental amount is over £1000 PCM. To include arranging the Inventory, EPC and Floor plan if required – costs to payable to our contractor.

  • Landlord’s Inspection – £60 to include Inspection Report

  • Gas Safety Certificate -  £90 

  • Arranging a Gas Safety Certificate - £30.00 

  • Arranging contractor general maintenance repairs - £60.00 minimum

  • Issue of Section 21/8 Notices - £125.00 

  • Arranging an End of Tenancy clean £60 minimum depending on condition (plus Cleaner’s invoice)

  • Arranging EICR test £60  Costs payable to our contractor(PLUS EICR 150 INC VAT)

COMBINED FEES (MANAGED / NON-MANAGED)

  • Tenancy Agreement Renewal £90  (payable by The Owner/The Landlord)

  • Project Management (such as property renovations) £300.00 minimum timeengaged thereafter.

  • Sale of Property

In the event of a tenant or prospective tenant or any other person or organisation introduced by The Agent completing the purchase of the property at any time, a commission will be payable by The Owner/The Landlord to The Agent equivalent to one percent (1%) of the selling price

REFERENCING FEES (PAYABLE BY THE LANDLORD)

Property Rental Prices Fee Price Band (for one/main applicant)

One/First Tenant  £150 

Subsequent tenant’s £50  Each

Guarantor Fee  £100 

  • Deposit – Equivalent to five weeks of the rent.

  • Our fees are generally taken from the first month’s rent (all subsequent rent payments tothe Landlord)

  • Amendments to Tenancy Agreement (such as additional tenants to the Agreement) to include referencing of additional tenant and re-issue of Tenancy Agreement – £125 plus any referencing fees.
